
KEN GROSS
PROPERTY MANAGER
Ken Gross III has been with DLP Realty since 2013. Ken joined the DLP Property Management team with 24 years of property management experience in South Eastern Pennsylvania. Ken is responsible for the day to day operations of the DLP Property Management portfolio. Primary responsibilities include tenant and owner relations, supervision of building maintenance and administrative staff, vendor contracts and tenant build out. Ken’s experience includes being a leasing agent; providing property management accounting services for single family residential rental homes, apartment communities, community associations and commercial properties including office, retail and medical buildings; and overseeing the management of over 450 units. Ken is a member of the Institute for Real Estate Management (IREM) and is a Certified Property Manager (CPM) candidate. Ken Majored in Business Administration and Accounting at Delaware Valley College and obtained his Pennsylvania Real Estate License in 1990
JOHN PRZYUSKI

HEAD OF RENT COLLECTION
John plays a prominent role in managing and assisting with the day to day operations for DLP Property Management. John has a diverse background in the field of Real Estate and Property Management, along with sound professional experience. A PA licensed Real Estate Agent since 2004, John has spent the last few years specializing in rent collections, delinquencies, leasing, tenant retention and business development. John has extensive knowledge and experience with government housing, Section 8, inspections and city compliance. Impressive past experience includes managing a portfolio of three hundred plus units across the tri-state area. John earned a BA degree in Marketing from DeSales University and is an active member of the Pennsylvania and National Association of Realtors.
BRUCE EATON
PROPERTY MANAGER:
HEAD OF COMMERCIAL REAL ESTATE
Bruce Eaton is a Property Manager with 5 years of experience in professional management. His drive and focus is helping investors maximize their investment and expand their portfolio. After starting and managing his own management firm in 2010, Bruce moved on to a firm specializing in commercial real estate. There, he helped grow the property management department from 50 to 350 units before joining DLP in 2014. Bruce grew up in the Poconos and received his B.A. in Political Science from Penn State University.

MAIRA CRUZ
LEASING COORDINATOR
Maira joined the DLP team in 2013 and quickly found that her skills were not only needed, but valued. She had studied marketing and communications at Cedar Crest College where she also learned the leadership skills she puts into action everyday at DLP. She found her niche in the Property Management Department starting with marketing the rentals, but soon became a vital member of the rental team by coordinating necessary leasing paperwork and building a repertoire with many of the tenants. Maira offers the property managers general support and uses her detective skills to get to the bottom of any situation.

STACEY DIAZ
PROPERTY MANAGEMENT COORDINATOR
Stacey began her career in real estate sales and leasing in 2007. After relocating from Florida to Pennsylvania, she has worked with buyers, sellers, renters and property management. Stacey currently works in the property management division assisting with the daily functions as needed. When Stacey is not working, she enjoys spending time with her family, going to the beach, reading and cooking.


IVETTE ILARRAZA
PROPERTY MANAGEMENT ADMINISTRATIVE LEADER
Ivette has worked in the apartment industry for 5 1/2 yrs. She was born in Germany and traveled a lot to Puerto Rico and New York when she was younger but grew up in Bethlehem, PA. She enjoys spending time with her two kids and family, reading, going for walks, camping, bowling, dancing and listening to music.
JASON BATTESTELLI
SENIOR VICE PRESIDENT
Jason possesses over 15 years of experience in property management. Most recently he served as the
Director of Leasing and Marketing at Ingerman where he was a key driver in the growth of a burgeoning
residential portfolio of 7,000 units. In his 10 years at Ingerman Jason was responsible for all leasing and
marketing activities for over 45 new community launches. He also previously worked as a multi-site
property manager for Heritage Building Group where he oversaw the lease-up of several large luxury
rental communities. Jason has a Master of Business Administration from the Fox School of Business at
Temple University with a concentration in Marketing Management.


KAREN WOODHAM

Karen has been in real estate office management for over 26 years -- her first experience was as Executive Officer of the Marathan-Lower Keys Board of Realtors ®. Later she served as Office Manager of Arthur Kowitz Realty for 23 years, assisting to grow the company from 100 to 850 managed properties. Karen earned her sales license in 2007 and earned her brokers-associate license in 2011 with a perfect score. She hails from Jacksonville, Florida, and married her high school sweetheart. She now has two successful daughters, five grandchildren, and two dogs. On her off time Karen enjoys fishing, camping, traveling to amazing outdoor locations, and riding motorcycles.

CHERYL CRAIG

Cheryl has 25 years of property management experience, first at an apartment complex in Orlando, and then with Arthur Kowitz Realty where she managed an inventory that grew to 850 properties. Originally from Oklahoma, Cheryl joined the Navy in 1980 where she met her husband Dave in Hawaii. The pair moved to Florida in the mid-80’s and enjoy spending time at the beach with their family, and fishing.

JEANNE FISH
COMMERCIAL PROPERTY MANAGER:
FLORIDA OFFICE
Jeanne Fish is a CCIM, (Certified Commercial Investment Member) specializing in the Florida commercial real estate market. She handles all phases of the commercial investment; acquisition, tenant negotiations, lease management, exchange and disposition. She studied Accounting at Franklin Pierce University and is an advocate of sustainable practices. As 2015 and 2016 chair of Commercial Investment Division of the Daytona Area Association of Realtors, her goal is to increase the level of training and education for all commercial practitioners within the board. She has served as the President of the Holly Hill Chamber of Commerce Leads Group 1, and acted as Sales Manager for an award winning Real Estate Investment Service company during the great recession. Jeanne Fish is licensed in Florida, Georgia, Connecticut and Alabama and looks forward to helping you reach your investment goals.

CARMELO CARRASCO
PROPERTY MANAGER:
Carmelo began his property management career in 1996 where he has managed all types of Real Estate including the oversight of multimillion-dollar garden-style, mid-rise, mixed-use, commercial and urban scattered-site portfolios with single family homes. He also worked as a multi-site property manager and regional property manager in New Jersey, Pennsylvania, Florida and Maryland. Primary responsibilities included innovative marketing strategies, preparation of budgets, management plans, market research & analysis, capital improvement projects, contract negotiation, resident retention and third party property management. He has extensive knowledge and experience in Student Housing, Section 8, preventative maintenance, inspections and city compliance. He obtained his Accredited Residential Manager (ARM) certificate in 2005 and is a Certified Property Manager (CPM) candidate by the Institute for Real Estate Management (IREM). He also obtained his Pennsylvania Real Estate License in 2015.
