Q: Do I need a property manager?

A: If you've purchased an investment property or are looking to rent out your residence, it might be wise to to consult a property management firm. If you are a first time investor or a seasoned pro, there are many facets of management that can hamper your investment. The commitment needed to properly run an investment almost always becomes more of a burden than initially intended. Make sure you have the time, skill, and resources before choosing to go it alone.

 

Q: What types of properties do you manage?

A: We manage a wide array of properties, including single family homes, large apartment buildings, office buildings, and mixed use commercial. 

 

Q: How do you qualify tenants before you rent my property?

A: Our application is a thorough process that utilizes every channel of information at our disposal. We review the tenant's credit history, landlord history (including evictions/judgments), employment history and income verification, and review any criminal or sex offenses.

 

Q: Where will you advertise my property?

A: We advertise on most major rental listing sites including Zillow, Trulia, Apartmentlist, Hotpads, Craigslist, Facebook, and more. We advertise on the local multiple listing system and cooperate with all brokers. We have custom yard signs for our properties and have extensive list of tenants that are waiting for properties that fit their criteria to come on the market.

 

Q: Will I be kept informed of what is going on with my property?

A: Simply put, yes. Our goal is to have open lines of communication with you throughout the course of our relationship. Our Owners have direct access to our team at all times and through a variety of different means. We offer an online portal for Owners to view property reports, statements and more 24 hours a day 7 days a week.

 

Q: Can you pay monthly bills for me?

A: Yes - our accounting team keeps close watch on all bills associated with your property and makes sure they are taken care of to avoid penalties and late fees.

 

Q: How much do you charge to set up my account?

A: We do not charge start up or set up fees. Your management fee is the only fee we charge.

 

Q: How soon can you start?

A: We can start the process immediately. At DLP, we take the time to learn all we can about your property before we take over so we recommend we talk in person or over the phone before we begin. Our aim is to create a long lasting relationship and make this a profitable venture for you.
