The property is located in Smithfield Township, Monroe County, PA, on Route 209, the prime road for any professional or retail use. This road is where all the local builders, realtors, mortgage companies, and many other professional services have their headquarters. One of the main reasons for this is the property is located off the 2nd exit in PA off Iterstate 80 from New Jersey, just 5 miles from the state border. This is a prime location for drawing traffic from the much wealthier New Jersey market and is a prime pull for bringing in prospective New Jersey tenants, as it is an excellent commuting location and much more cost effective than New Jersey for employers. In addition, the property is located just over a mile from the Shawnee Mountain Ski Area & Golf Resort.

The main building was built in 1980. It was a 3 story, 33,000 square feet Class ‘A’ space. Sometime in the early 2000’s, a 2 story “addition” of about 27,000 square feet was built and the property became the headquarters of LTS Builders. The building remained the LTS headquarters until 2013, but most of the building has not been utilized since 2009.
